Planning a long stay on the Sunshine Coast in Queensland, Australia, comes down to timing, a base that fits your days and the right kind of rental. The weather swings more than the name suggests: the Bureau of Meteorology averages for Sunshine Coast Airport show 51 mm of rain in September but 215 mm in February.
Below you will find the best months to arrive, five bases compared, how Queensland rental rules change at six weeks, getting around without a car, and what to sort before an older relative joins you.
When Is the Best Time for a Long Stay on the Sunshine Coast?
For most people, August to November is the sweet spot. It takes in the driest stretch of the year, days are warm and, outside the spring school holidays, the coast is relatively quiet. May and early June are quiet too, although May is wetter than many visitors expect. Avoiding the Queensland school holidays matters, because that is when holiday lets fill up and nightly rates climb. Summer (December to February) is hot, humid and stormy, and the Christmas holidays are the busiest weeks of the year on the coast.
Winter (June to August) is drier and mild by day but cooler than many visitors expect, especially overnight and in the hinterland. Pack a fleece. The figures below are the Bureau of Meteorology long-term averages for Sunshine Coast Airport at Marcoola, with the Queensland state school holiday dates for 2027 alongside.

| Month | Avg max / min | Avg rain | Rainy days | School holidays (2027) |
|---|---|---|---|---|
| January | 29.1°C / 21.3°C | 153 mm | 10 | Until 26 January |
| February | 28.9°C / 21.3°C | 215 mm | 12 | None |
| March | 28.0°C / 20.3°C | 192 mm | 13 | From 26 March |
| April | 26.1°C / 17.1°C | 146 mm | 11 | Until 11 April |
| May | 23.6°C / 13.8°C | 165 mm | 10 | None |
| June | 21.5°C / 11.3°C | 105 mm | 9 | From 26 June |
| July | 21.2°C / 9.7°C | 69 mm | 7 | Until 11 July |
| August | 22.3°C / 10.1°C | 73 mm | 6 | None |
| September | 24.3°C / 13.0°C | 51 mm | 5 | From 18 September |
| October | 25.7°C / 15.8°C | 100 mm | 8 | Until 4 October |
| November | 27.3°C / 18.0°C | 85 mm | 7 | None |
| December | 28.4°C / 19.9°C | 152 mm | 10 | From 11 December |
Rainy days are days with at least 1 mm of rain. The 2026 to 2027 summer holidays run from Saturday 12 December 2026 to Tuesday 26 January 2027.
Which Sunshine Coast Base Suits a Month or More?
Caloundra in the south and Noosa Heads in the north are about 55 km apart by road, with the hinterland villages up in the Blackall Range behind. On a short break you can stay anywhere and drive. On a long stay, the base decides your daily routine: where you buy groceries, how far the beach is and if a car is worth having at all.
| Base | Best for | Car needed? | Trade-off |
|---|---|---|---|
| Noosa Heads and Noosaville | Walkers, food lovers, national park on the doorstep | Not essential | Highest prices and busiest in holidays |
| Coolum Beach and Peregian Beach | Quiet village life with a patrolled beach | Helpful | Fewer shops and slower buses |
| Mooloolaba and Maroochydore | Cafes, the Esplanade, shopping and buses | Not essential | Busier, especially in school holidays |
| Caloundra and Pelican Waters | Families, town beaches, easier Brisbane trips | Helpful | Furthest from Noosa (about 50 minutes) |
| Maleny and Montville | Cooler air, green hills, Glass House Mountains views | Yes | The beach becomes a day trip |
If you are torn, book two or three weeks of holiday accommodation in your first-choice area, then look at longer rentals in person once you know which streets feel right. The planner below pulls the weather, school holidays and rental rules together for your dates.
Pick your arrival month, how long you will stay and what matters most. The planner suggests a base, shows the Bureau of Meteorology averages for that month, flags Queensland school holidays and works out what a lease could ask for upfront.

Holiday Let or Lease: How Long-Stay Accommodation Works in Queensland
Six weeks is the number to remember. The Residential Tenancies Authority’s RTA investigation request form confirms that holiday or traveller accommodation rented for less than six weeks is exempt from Queensland’s tenancy Act, so the host’s own booking terms apply. Stay longer than that and the law presumes it is not a holiday let, which usually means a standard tenancy with tenancy rights attached.
For a lease, the rules are clear. The RTA rental bonds fact sheet confirms that since 30 September 2024 a bond cannot exceed four weeks’ rent, and it is lodged with the RTA rather than held by the agent. On a fixed-term agreement, you can be asked for up to one month’s rent in advance.
Expect competition. The REIQ vacancy report for the June 2026 quarter put the Sunshine Coast rental vacancy rate at 0.9% and Noosa at 2.2%, against the institute’s healthy range of 2.6 to 3.5%. Good furnished homes go quickly, so start looking well before you arrive.
Local agencies are the place to start for stays of a few months. Henzells, which has offices in Caloundra and Pelican Waters, lists its current houses to rent sunshine coast with weekly rent, bedrooms and suburb shown up front. Before you apply for anything, check:
- Lease length: ask if a shorter fixed term is possible, and what it costs to end a longer lease early.
- Furnishing: many long-term rentals are unfurnished, which changes the whole budget.
- Utilities: who pays electricity, water and internet, and whether internet is already connected.
- Distance on foot: to a supermarket, a pharmacy, a GP and the nearest bus stop.
- Air conditioning and screens: worth having from November to March.

How Do You Get Around the Sunshine Coast Without a Car?
Most long-stay visitors fly into Brisbane or straight into Sunshine Coast Airport at Marcoola. From Brisbane Airport, Caloundra is about 70 minutes by road and Noosa closer to an hour and 45 minutes. Trains from Brisbane stop inland at Landsborough and Nambour, not at the beach towns, so you will finish the trip by bus, shuttle or car.
Once you are here, Kinetic runs the Translink buses. Translink’s Sunshine Coast travel page lists route 622, which leaves Sunshine Coast Airport every hour for Noosa Junction and Maroochydore. For visitors, the go explore card gives unlimited bus travel for $10 a day for adults, and adult fares can also be paid by tapping a bank card. Two catches:

- The hinterland is different. Glasshouse Country Coaches run those routes, they do not take go card, and the Maleny to Nambour route via Montville runs Monday to Friday only.
- Car hire adds up over weeks. If you only need a car for the occasional hinterland day, compare a whole-stay rental with hiring just for the days you need it.
The best way around for everyday errands is the 73 km Sunshine Coast Coastal Pathway from Bells Creek to Coolum, a shared walking and cycling path linking Caloundra, Mooloolaba, Maroochydore and Coolum. Buy or hire a bike for the month and many trips to the shops never touch a road. If you are bringing laptops and e-bike chargers, Australia uses Type I plugs; our travel adapter comparison by plug type covers what to pack.
Travelling With Older Relatives on the Sunshine Coast
This section is general information about how Australian aged care works. It is not medical or care advice, so speak to the person’s doctor and to My Aged Care about their own needs.
Plenty of long stays here are really family visits: grandparents who retired to the coast, or a parent joining you for the winter. If an older relative lives locally and needs help at home, sort that support before you arrive rather than in your first week.
The system changed recently. The Australian Government’s Support at Home program replaced the Home Care Packages Program on 1 November 2025, and the Commonwealth Home Support Programme for lighter, entry-level help moves across no earlier than 1 July 2027. Government-funded help starts with an assessment through My Aged Care on freecall 1800 200 422, and the My Aged Care guide to getting help sets out the steps. Assessments take time, so if your relative has not been assessed, start that process well before your trip.
Home care package providers such as Suncare, a Queensland not-for-profit that is now a registered Support at Home provider, can explain which funding stream fits and what can be arranged around your visit, from nursing and transport to help with everyday living and home modifications. It also covers areas beyond the coast, including Moreton Bay and Gympie. Ask any provider about start-up times, fees and how they handle a change in routine when family is staying.
For the accommodation itself, put these on the checklist when an older relative is staying with you:
- Single-level living or lift access, with no steps at the entrance.
- A walk-in shower with a non-slip floor and room for a shower chair.
- A short drive to a hospital, a pharmacy and a GP who takes new patients.
- Parking close to the door for appointments.
If the person who usually cares for them is suddenly unable to, Carer Gateway on 1800 422 737 can help arrange emergency respite.
Visas, Health Cover and Beach Safety for a Long Stay
UK passport holders usually travel on the free eVisitor (subclass 651), which allows stays of up to three months at a time. Planning longer than that means a different visitor visa, so check the Department of Home Affairs website before you book flights.
Under the reciprocal agreement set out on Services Australia’s page for UK visitors, UK residents can get medically necessary care through Medicare, but it is not travel insurance. It will not cover repatriation, cancelled flights or lost belongings, and your policy may need an extension for a stay of several months. Our True Traveller and World Nomads insurance comparison covers what to check on a long trip.
At the beach, swim between the red and yellow flags at a patrolled beach, every time. Professional lifeguards cover the main beaches, and volunteer surf lifesavers add patrols from September through to early May. Rip currents are a leading cause of drownings here. The beaches around Noosa National Park are not patrolled, and Queensland Parks advises against swimming there. Use the BeachSafe app to find patrol times, and wear a hat and sunscreen even on cloudy winter days.
Settling In: Markets, Walks and a Weekly Routine
The joy of a long stay is that you stop sightseeing and start living. Build the week around a few fixed points:
- Markets: the main Eumundi Markets open on Wednesdays and Saturdays, with the Eumundi Square precinct also open on Fridays, and Noosa Farmers Market in Noosaville runs on Sunday mornings. The council’s list of Sunshine Coast markets has more. Arrive early, as parking fills fast.
- Coastal walking: the Coastal Walk in Noosa National Park follows the shoreline from the Noosa Headland day-use area to Sunshine Beach. It is 5.4 km one way, so many people do it in sections, with Dolphin Point and Hells Gates as turnaround points.
- Mountain views: Mount Ngungun in the Glass House Mountains National Park is a 2.8 km return summit walk with views of Tibrogargan, Coonowrin and Beerwah. Skip it after rain, as the rock gets slippery.
- Hinterland lunches: Maleny and Montville are about 15 minutes apart by car, and a weekday visit beats the weekend crowds.
If the Sunshine Coast sparks a bigger Queensland trip, our five-day Cairns itinerary for reef and rainforest works well as a side trip from a long stay.
How Much Should You Budget for a Month on the Sunshine Coast?
Rent is the big number, and it varies widely by suburb, season and whether the place is furnished, so price your shortlist from live listings rather than averages. Then add the costs that short trips hide:
- Upfront money: on a lease, up to four weeks’ bond plus rent in advance, paid before you move in.
- Utilities and internet: often included in holiday lets, rarely in standard leases.
- Transport: a go explore card at $10 a day, a hire car for selected days or a second-hand bike.
- Groceries: cooking most meals and shopping at the markets keeps costs well below eating out every night.
- Insurance and health: an extended travel insurance policy, plus any prescriptions you will need refilled locally.
- Care costs: if you are arranging home support for a relative, ask the provider for a written fee estimate.
Remote workers should ask for a recent internet speed test from the property and check there is a proper desk and chair before signing anything.
Sunshine Coast Long Stay FAQs
What Is the Best Month to Start a Long Stay on the Sunshine Coast?
August, early September and November are strong choices. They fall outside the Queensland school holidays, and September is the driest month on average at Sunshine Coast Airport, with July and August close behind.
Is Noosa or Mooloolaba Better for a Month-Long Stay?
Noosa suits walkers who want the national park and river close by and can absorb higher prices. Mooloolaba is more central, with good buses and the coastal pathway, which makes day trips north and south easier.
Do Queensland Tenancy Laws Apply to a Two-Month Rental?
Usually, yes. Holiday lets under six weeks are exempt, but an occupancy of six weeks or longer is presumed not to be a holiday let, so tenancy rules on bonds and rent in advance generally apply.
Can You Live on the Sunshine Coast Without a Car?
Along the coast, yes, if you base yourself near a bus route and use the coastal pathway. The hinterland is much harder without a car, as buses are limited and run on weekdays only on some routes.
Are Home Care Packages Still Available in Australia?
Home Care Packages were replaced by the Support at Home program on 1 November 2025. People who already had a package moved across to Support at Home, and new applicants go through a My Aged Care assessment.
