The thought of a winter abroad often begins with the household budget. Across Scotland, private rents and the cost of keeping a home warm can leave little room for the plans that make working hard feel worthwhile. That pressure becomes especially noticeable through the colder months, when a few weeks in the sun can seem a distant reward for another year of work.

It is possible to feel deeply attached to Scotland while wanting to spend more of the year somewhere warmer. For people whose work can travel with them, evenings outdoors and time to get to know another city need not be confined to annual leave. 

The question is whether that possibility can become a sustainable part of everyday life.

Thailand, for example, offers one way to explore the idea. Renting first allows you to discover whether Bangkok suits you, while buying an affordable small condo may appeal once you have the savings and confidence to return regularly. Sharing a modest condo buy with one other owner can bring that longer-term option within a more accessible budget, and present an immediately enticing proposition.

One example is the Eastern Bangkok suburbs, and new mid-rise developments like NUE Z-Square Suan Luang Station, a completed condominium development by Noble in a popular and trendy area of Thailand’s capital, Bangkok. Its low-cost studios and affordable one-bedroom apartments are individually owned flats within a development with shared facilities, including a pool, gym and workspaces. 

Understanding what these homes offer makes their prices rather more meaningful than an attractive figure in an advertisement.

How do prices compare to a domestic home purchase?

Noble’s April 2026 sales information advertised apartments at NUE Z-Square from ฿1.8 million, equivalent to approximately £40,000 at an illustrative exchange rate of ฿45 to £1. For two people buying equal shares, that would mean an initial contribution of around £20,000 each; a beguiling avenue of exploration, for sure.

The average Scottish property price was £195,000 in June 2026, according to Registers of Scotland, putting a 20% deposit at £39,000. Although deposits vary and these are very different homes and markets, the comparison helps explain the price level. A Scottish deposit would normally be followed by a mortgage, whereas the Bangkok example assumes the full apartment price is funded by the buyers.

This remains a substantial commitment, to be sure, but for people on ordinary incomes who have built some savings, it is a different proposition from the six-figure price often associated with an overseas home. For this offer, Noble Development handles the purchase paperwork and coordinates the transaction through its turnkey service. Buyers can choose to appoint an independent property lawyer for advice and contract review, with that cost budgeted separately. The quoted package includes furniture and indicates a buyer’s transfer-cost contribution of approximately 1%, subject to confirmation for the selected apartment. Buyers should also allow for any personalisation and a £2,500 reservation payment, with the conditions for any refund confirmed in writing before payment.

What entry-level apartments are like in Bangkok

Suan Luang lies outside Bangkok’s main tourist centre, making this a peaceful residential base rather than a hot central holiday address. Seacon Square and the MRT Yellow Line at Suan Luang Rama IX are nearby, with a shuttle service promoted by the developer. Spending time in the neighbourhood is worthwhile, particularly to understand the journeys you would make regularly, although local food and a cheap Grab taxi service make staying in the neighbourhood a pleasure.

Completed in 2023, NUE Z-Square has two eight-storey buildings and 289 apartments. Plans show studios of about 22.2 square metres and one-bedroom units from roughly 26.7 to 30.8 square metres, generally suited to one person, a couple or owners visiting separately. Shared facilities, including laundry and rooftop gardens alongside the pool and gym, help make compact living more comfortable.

Having visited with Noble’s team, I see a practical advantage in being able to assess a finished development. Buyers can inspect the common areas and arrange to view the exact apartment, checking daylight, noise, and facility maintenance standards rather than relying entirely on promotional images. 

The distinction between a showroom and the apartment being purchased also matters. An available studio may have a different view, finish or furniture package, so its unit number, floor plan, final price and written list of inclusions should be confirmed before any decision. All the more reason to visit, as part of a wider winter escape for some warm weather, no less.

Buying with one other person

Joint ownership works best when the owners’ plans complement each other. Friends might prefer different months, siblings may want a family base, and a couple could spend several months together before making the apartment available to rent. The arrangement becomes easier to manage when those expectations are discussed before money changes hands.

The reservation form provides space for a primary and secondary purchaser, but this alone does not establish the final ownership structure. An independent lawyer should confirm how both names, ownership shares and payment records will be documented, and review the purchase contract before a reservation fee is paid. The developer will be able to advise and assist with these issues, in the case of the example condo development.

A separate agreement should cover personal-use dates, bills, repairs, rental income and responsibility for tenants, together with missed payments and circumstances such as death or divorce. Agreeing a valuation method and timetable for a buyout, including what happens if neither owner can buy the other out, gives the arrangement a workable exit and helps protect the relationship behind it.

Visa free visits and longer stays

For an initial holiday, the simplest route for eligible British citizen passport holders is visa-exempt entry, with no advance visa application. From 15 September 2026, the allowance is up to 30 days for tourism, replacing the previous 60 days. An extension of up to 30 days may be requested from Thai immigration, subject to approval.

Travellers must still meet the entry requirements, including a passport valid for at least six months with a blank page, and complete the free Thailand Digital Arrival Card within three days before arrival. Accommodation details, sufficient funds and onward travel evidence may be required. This offers a straightforward way to explore Bangkok before committing, although tourist entry should not be treated as permission for a six-month working stay.

For eligible remote workers, freelancers and business owners, the Destination Thailand Visa provides a longer-term option. The Royal Thai Embassy in London lists a £300 fee, five-year validity and multiple entries, allowing up to 180 days per entry. One further extension of up to 180 days per entry may be granted by Thai immigration.

Workcation applicants currently need financial evidence of at least £12,000 or ฿500,000, proof of eligible professional activity and a police clearance issued within six months. Additional business documents may be requested from self-employed applicants. Money already spent on the apartment should not be assumed to satisfy the financial-evidence requirement.

Spouses and children under 20 have a separate dependent route, while unrelated co-owners should expect to qualify individually. Neither property ownership nor the DTV provides permanent residence or permission to work for a Thai employer. Anyone planning around six months annually should take tax advice and check the current immigration requirements before settling on travel dates.

A base for remote work

With suitable immigration arrangements in place, Bangkok can accommodate a working routine as well as a change of scene. Its cafés and co-working spaces are useful and often elegant and Instagram-ready, although a dependable home internet connection, comfortable desk and hours that suit clients or an employer matter more than the setting. Finding a great coworking spot is often the way to go, and newer developments like NUE Z-Square include one on-site and free to use all day.

Local food and public transport cost way less than in Scotland, while imported goods, private healthcare and international insurance can quickly increase spending. Air-conditioning and any continuing Scottish rent or household bills also belong in the budget, since living between two countries does not automatically reduce the total.

The strongest starting point is an income that already works, with savings providing room to develop a business rather than pressure to make it succeed immediately. A home overseas can support that flexibility, but it should remain affordable through quieter months.

Rental income when the apartment is empty

Rental income may contribute to costs during periods when neither owner is using the apartment. A lawful longer-term tenancy is the sensible starting point, as nightly holiday lets can be restricted by hotel-licensing rules in Thailand and the building’s own regulations.

Noble’s sales material illustrates a 27.17-square-metre apartment priced at ฿1.927 million, with assumed rent of ฿10,000 a month and an estimated net yield of 4.76% before tax after the listed costs. This is a projection rather than a guaranteed return, and its assumptions should be tested against recent completed tenancies in comparable units. That illustration should not be read as the return from an apartment also used personally for six months, when rental availability is reduced. 

Dusit Thani College is also in the surrounding area, providing a potential source of demand for longer-term accommodation, although achievable rents and tenant demand should be checked against comparable local lettings.

Actual rent, lease length and periods without a tenant matter more than advertised asking prices. Commission, management, common fees, repairs and tax also affect the result, while replacement appliances require an allowance over time. A longer lease may offer steadier income, but it removes the apartment from personal use for that period, making an agreed calendar essential. Any income is best regarded as a contribution to ownership costs rather than a promise of free holidays.

Important checks

Confirm the exact unit’s price, availability, furniture package and payment schedule.

Inspect its condition and the shared facilities, in person or through a live video viewing.

Establish common fees, sinking-fund contributions, transfer costs and realistic rental expenses.

Have an independent lawyer check the title, registered burdens, foreign-ownership quota and ownership shares.

Confirm the required overseas-transfer records and banking documents for each buyer.

Review building and rental rules, and obtain tax and immigration advice suited to your plans.

Is it good value?

For two buyers with suitable savings and compatible plans, mid-rise Bangkok-located new condos like NUE Z-Square deserve consideration. Its relatively low price and completed facilities create a credible starting point, provided the small apartment size and suburban location suit the life envisaged. The money will be tied up overseas, selling may take time, and neither rental income nor a resale profit is assured.

Where a purchase would consume emergency savings, or Bangkok remains unfamiliar, renting first may provide greater freedom. For those who know the city and can comfortably meet the costs, however, shared ownership could make a longer stay a regular part of life rather than an occasional indulgence.

The attraction ultimately lies in having more choice about how the year is spent: maintaining connections with Scotland while allowing time to settle into another city. Work and financial responsibilities would remain, but there could be more room around them for the life that prompted the idea in the first place.
