If you’re booking a desert house with a pool for a group trip, the Palm Springs vacation rental rules will shape who can stay, how loud it gets and what you pay. The City of Palm Springs vacation rental rules add an 11.5% occupancy tax plus a 1% tourism district assessment to stays of 28 nights or less.

Below, you’ll find the guest rules in Palm Springs itself, how they change from city to city across the Coachella Valley, and what to check before you hand over a deposit.

What Are the Palm Springs Vacation Rental Rules for Guests?

Palm Springs has detailed vacation rental rules, and guests sign up to them when they check in. The headline rules:

  • Two overnight guests per bedroom, plus up to four extra daytime guests. A four-bedroom house sleeps eight overnight (plus two children aged 12 and under), however many sofa beds it has.
  • A vehicle limit that rises with the house size, from one car for a studio or one-bed to six for a six-bedroom house.
  • No outdoor amplified music at any point during your stay, and indoor music mustn’t be audible at the property line.
  • A named Responsible Person aged 25 or over, who meets the owner or agent in person or by video within 24 hours of check-in.
  • Signed house rules: the city’s Good Neighbor Brochure is posted at the front and back doors, with the registration certificate at the front.

Do not plan a pool party with a speaker. Neighbours can call the city’s 24/7 Vacation Rental Hotline on 760-322-8383, and the local contact has to reach the house within 30 minutes. How Do Vacation Rental Rules Change Across the Coachella Valley?

Each of the desert cities sets its own rules, so a house in the next city along can come with a different tax rate and different quiet hours. The March 2026 short-term rental rules by city sum them up, and every city also charges the 1% tourism district assessment.

CityOccupancy taxOvernight guestsQuiet hours
Palm Springs11.5%2 per bedroomNo outdoor sound at any time
Palm Desert11%2 per bedroom10pm to 10am
La Quinta10%4, plus 2 per extra bedroom (18 max)10pm to 7am

Desert Hot Springs12%4 to 12, by bedrooms8pm to 8am
Indian Wells12.25%2 per bedroom10pm to 7am

A few quirks worth knowing: Cathedral City only allows short-term rentals in certain HOA communities, with a 3-night minimum. Indian Wells opens up citywide during the BNP Paribas Open, with a 7-night minimum. Rancho Mirage doesn’t allow short-term vacation rentals at all, only seasonal lets of 28 days or more.
